Following repossession by the lender, this substantial eight-bedroom property in Solihull was left as an unfinished shell. While the structure, windows and bathrooms had already been completed, much of the remaining work had been carried out to an inconsistent standard, leaving the property unsuitable for sale in the premium market.
IL Solutions was appointed to carry out the finishing works, improve the quality of the internal presentation and help transform the property into a luxury home ready to be marketed to prospective buyers.

As work progressed, it became clear that much of the previous workmanship required attention. Numerous openings left by an intrusive heating installation needed repairing, ceilings required rebuilding, and decorative finishes weren’t to the standard expected in a property of this calibre.
The project was further complicated by multiple trades continuing to work on site while IL Solutions carried out its programme. Additional work was also introduced throughout the project, including constructing a fire-rated plant room within the garage, boarding and plastering the garage ceiling, creating loft access for heating controls and carrying out further electrical alterations.
Maintaining quality while adapting to an evolving programme required careful coordination and flexible project management.
What We Did
IL Solutions took responsibility for the complete internal decoration of the property while identifying areas requiring remedial work to achieve a high-quality finish.
Extensive making-good works were carried out throughout the home, including repairing numerous openings left following the heating installation, rebuilding uneven ceilings and preparing surfaces before decoration. Electrical alterations were completed where required, lighting was repositioned, and redundant heating controls were removed before walls were repaired and redecorated.
The scope of works was expanded to include constructing a fire-rated plant room within the double garage, boarding and plastering the garage ceiling, creating loft access for the heating controls and completing associated finishing works.
The team worked alongside other contractors, reviewing workmanship, identifying compliance considerations and adapting the programme as the project evolved.
