Located in a busy part of Stockport, close to the railway station and with excellent transport links to Manchester Airport, the hotel welcomes a constant flow of business and leisure guests.
IL Solutions was appointed to replace the ageing heating and hot water system as the existing installation approached the end of its serviceable life.
The client needed a reliable replacement that would support the hotel’s day-to-day operations for years to come.
The Challenge
Keeping a busy hotel fully operational while replacing its heating and hot water infrastructure required careful planning from the outset. With guests arriving and departing throughout the day, any interruption to essential services had to be carefully managed to minimise disruption and maintain the standards guests expect.
The project involved replacing five commercial boilers, two hot water vessels and associated plant within a ninth-floor plant room. The most obvious installation method was to use a crane, but this would have required the closure of a busy access road serving the nearby railway station, increasing costs, creating significant disruption and introducing additional planning requirements.
To avoid impacting hotel operations, heating and hot water could only be taken offline during carefully planned periods, with every stage of the programme coordinated to ensure guests continued to have access to essential services when they needed them most.

What We Did
Rather than relying on a crane, IL Solutions developed an alternative installation programme using the building's internal access routes. Five commercial boilers, two hot water vessels and associated plant were carefully hand-moved to the ninth-floor plant room, avoiding unnecessary disruption to surrounding roads and nearby transport infrastructure.
The works were delivered in carefully planned phases. Temporary outages were scheduled during quieter periods, with the final changeover timed to ensure arriving guests had hot water.
During the project, IL Solutions also identified that the hotel's existing Building Management System (BMS) controls would not fully support the upgraded installation. Rather than simply replacing the boilers, the team incorporated a controls upgrade to ensure the new system operated efficiently from day one.
Once installation was complete, the system was fully tested and commissioned. IL Solutions also arranged for the boiler manufacturer to commission the equipment, extending the client's warranty and providing additional long-term reassurance.
The Result
The ageing heating and hot water system was successfully replaced while allowing the hotel to remain fully operational throughout the project. Heating and hot water outages were carefully planned around quieter periods, ensuring guests experienced as little disruption as possible.
Looking beyond the original specification also delivered longer-term benefits. By recommending a Building Management System (BMS) controls upgrade, IL Solutions ensured the entire system worked efficiently from day one. Manufacturer commissioning provided the client with an extended warranty, giving additional confidence in the new installation.

Lifting heavy plant into position with a crane might seem like the simplest approach, but it's not always the most practical. By assessing the building, access routes and surrounding environment, alternative installation methods can sometimes reduce disruption, simplify logistics and avoid unnecessary road closures.
