Refreshing Occupied Commercial Buildings Without Disrupting Business

Delivering out-of-hours refurbishment across stairwells and communal areas in a landmark Birmingham office building.

Project Overview

Project: Corridor and stairwell refurbishment

Location:  Central Birmingham

Sector: Commercial

Property: Multi-occupancy office building

Working Pattern: Nights and weekends

Client Profile

Refreshing shared spaces in a busy commercial office building presents a unique challenge. Works must be carefully planned to minimise disruption while maintaining a safe environment for everyone using the building.

IL Solutions was appointed to refurbish the communal areas of a prestigious, multi-occupied office building in central Birmingham. All works needed to be carried out outside normal business hours to ensure tenants could continue operating as usual.

The Challenge

The project involved redecorating stairwells, corridors and lift lobby areas throughout an occupied, security-controlled commercial office building. With multiple businesses operating from the premises, access during the working day was not possible.

Instead, the team worked overnight and at weekends, carefully coordinating access with on-site security and building management. High ceilings and stairwells also required specialist access equipment and careful planning to achieve a consistent, high-quality finish safely.

Services Delivered

  • Commercial painting and decorating
  • Stairwell refurbishment
  • Corridor decoration
  • Lift lobby refurbishment
  • Out-of-hours working
  • Project management

What We Did

Working between 7 pm and 6 am on weekdays, together with weekend shifts, IL Solutions completed a full programme of painting and decorating across the building's communal areas.

Coordinating access with on-site security teams, each phase was planned to minimise disruption to all building users. All stairwells, corridors and lift lobby areas were refurbished to a high-quality, consistent finish.

By working entirely outside normal office hours, the project progressed efficiently while allowing businesses to continue operating without interruption.

The Result

The communal areas were transformed into brighter, smarter, and more welcoming spaces, enhancing the building's appearance for tenants and visitors alike.

Careful planning, flexible working hours and close coordination with the facilities management team ensured the project was delivered safely, efficiently and to a high standard.

Key Outcomes

  • Modern, refreshed communal spaces
  • No disruption to tenants or businesses
  • High-quality finish throughout
  • Flexible out-of-hours project delivery

Lessons from this Project

Careful planning keeps businesses running

Commercial refurbishment doesn't always require buildings to close. By scheduling works outside normal business hours and coordinating closely with facilities managers, improvements can be completed while tenants continue operating as usual.

Communal areas influence first impressions

Shared spaces such as stairwells, corridors and lift lobbies are often the first areas visitors experience. Keeping these areas clean, modern and well-maintained helps reinforce the quality and professionalism of the entire building.

Flexibility is as important as technical skill

Working overnight, coordinating secure access and operating safely at height all require careful planning. Successful refurbishment projects depend as much on organisation and communication as they do on the quality of the finish.
